MLS Property Status Definitions

This Quick Reference Guide provides you with a list of MLS (Multiple Listing Service) property listing statuses and their definitions.

On-Market Statuses

Coming Soon (CS): A valid listing contract exists, no offer (with or without contingencies) has been accepted and the property is not available for showings for a period of time. 

This is an On-Market status.
(Note: The Coming Soon status allows listing brokers and agents to place a listing in the MLS for cooperation for up to 21 days (except New Construction Listings) while the property is prepared for showings (Staging, professional interior photos, repairs, etc.). There are no showings allowed while the listing is in Coming Soon status.)

Active (A): A valid listing contract exists, no offer (with or without contingencies)

has been accepted and property is available for showings. This is an On-Market status.

(Note: this does not necessarily mean that offers have not been received; only that none have been accepted)

Active Under Contract (U): Offer accepted and either 1) seller requests that property remain in an On-Market status and is willing to show the property and accept back-up offers, or 2) the sale is subject to court or other third-party approval. This is an On-Market status.

Off-Market Statuses

Hold (H): A valid listing contract is in effect; however, because of various reasons such as

repairs, illness, guests, etc., the seller has requested that temporarily there be no showings.

The property is not available for showings. This is an Off-Market status.

Withdrawn (W): A valid listing contract is in effect, however the property is no longer being marketed. This is an Off-Market status.

Pending (P): The seller has accepted an offer and is not soliciting offers through the MLS. This is an Off-Market status.

Canceled (C): The listing agreement has been canceled. This is an Off-Market status.

Expired (X): The listing agreement has expired. The time frame of the existing listing contract has run out. This is an Off-Market status.

Sold (S): Escrow has closed. This is an Off-Market status.

Leased (L): The property has been leased. This is an Off-Market status.
