Here is what you can expect from Aiello & Associates when you list with us:

Marketing Analysis

  • Analyze current market conditions utilizing homes currently available on the market; pending, sold, expired and withdrawn properties.
  • Provide you with a Comparative Market Analysis and assist you in determining the most eff ective list price for your property.

Property Assessment

  • Thoroughly inspect your home and outline all the important specific features and upgrades.
  • Provide helpful suggestions to make your property as marketable as possible.
  • Recommend repairs and/or improvements that will help sell your property for the highest possible price.

Pre-L isting

  • Take digital photos of your property for the MLS and other Internet web sites.
  • Color correct and enhance photos of your property to maximize impact of images on the internet.
  • Prepare a detailed MLS (Multiple Listing Service) listing information sheet of your property and send you a copy for your review and approval.
  • Provide an Estimated Seller’s Net sheet detailing all of the selling expenses and net proceeds.

Listing

  • Execute a Listing Agreement authorizing us to market your property.
  • Submit listing to the Multiple Listing Service (MLS).
  • Market and display your home on various websites for the most exposure. (such as: Realtor.com, Homes.com, Trulia.com, Zillow.com, just to name a few).
  • E-mail you links to internet sites where your property is advertised.

After the property is listed

  • Per your written authorization: Install a “For Sale” sign and appropriate sign riders. (if your property is in an HOA, certain restrictions may apply).
  • Per your written authorization: Install a computerized lock box with the property keys as to facilitate agent showings and to track all showing activity (showing reports will be provide to you).
  • Email listing to our agents and other Realtors to inform them about your listing.
  • Advertise and host Broker Open House (at your convenience – if desired).
  • Advertise and host Public Open Houses (at your convenience – if desired).
  • Follow up with agents on their showings and request feedback.
  • Suggest additional property enhancements and/or repairs based on agents/buyer’s feedback.
  • Update property listing d ata on the MLS as needed.
  • Update property listing status on MLS (Pending/Active under contract/Back up offers/Sold).
  • E-mail you feedback from other agents on all showings.
  • Call and/or email you on a regular basis to report on the activity.
  • Review and inform you on market conditions.
  • Provide market reports showing the latest market activity (recent list and selling prices).
  • Review our marketing strategy and adjust as needed to get your home sold.
  • Update other agents about any changes in price or condition of your home.

Structuring the sale

  • Pre-qualify prospective buyers prior to any written offer (if being represented by our office).
  • Ensure prospective buyers are pre-qualified prior to them submitting their offer (if being represented by another office).
  • Carefully review and present all offers to you for your consideration as soon as they are received.
  • Help you narrow down the best possible offers from which to choose from.
  • Negotiate with buyer agents on counter offers for best price and terms.

Transaction Management

  • Manage all the details of your real estate transaction – from start to finish.
  • Follow up with buyer agents on their showings and get feedback.
  • Handling phone and e-mail inquiries from potential home buyers in a timely manner.
  • Show your property to other Realtors and their clients when needed (if showings are by appointment only).
  • Open escrow (send escrow company the fully executed purchase agreement, counter offers, Addendum's, your current mortgage statement/s so that requests for payoffs can be sent to your lender/s).
  • Review opening escrow package documents: Escrow Instructions & Misc. documents.
  • Arrange Pest Inspection and review Inspection Report.
  • Arrange Retrofitting Inspection and review Inspection Report.
  • Arrange other inspections as needed and review reports.
  • Arrange appointments for any required repairs (per pest inspection, retrofitting reports, etc.).
  • Coordinate with you on scheduling and help supervise home repairs and/or improvements.
  • Order required disclosure reports.
  • Assist with all required and various supplemental disclosures.
  • Oversee the buyer’s loan approval process by keeping in constant communication with the buyer’s lender/loan officer.
  • Keep in contact with: buyer's agent, closing officer, title company, attorneys, appraiser, home inspector, and any other entities involved in the closing to ensure your transaction closes on time.
  • Coordinate buyer’s home inspection with buyer's agent.
  • Help you negotiate the results of any inspections which require repairs and to come up with a satisfactory resolution between you and the buyer as to who will pay for what and what amount/s.
  • Coordinate the appraisal appointment.
  • Review the Preliminary Title Report to ensure that all is ok. If there are any items on title that need to be addressed and cleared prior to closing, escrow and our office will work with you in getting these items cleared so that there will be no delays in closing your transaction.
  • Ensure escrow company orders the HOA documents package – including the CC&Rs, budgets, by-laws and minutes of board meetings, etc.
  • Ensure escrow company delivers the HOA documents to the buyer or buyer’s agent.
  • Coordinate the order of a 1-year Home Warranty Plan for the buyers (if agreed upon in the purchase agreement).
  • Provide updated preliminary closing statements for your review as they are received.
  • Follow up and keep in close contact with you throughout the listing and escrow period.
  • Keep on top of contingency periods and make sure all contingencies are removed within the specified period.
  • Assist with any problems that may occur with contingency removals (appraisal, financing, inspections, etc.).
  • Keep on top of all other matters to be sure your real estate transaction closes on time and is hassle-free.
  • Coordinate the “final walk-through inspection” with the buyer’s agent.

Prior to closing

  • Review the “Estimated” Final Closing Statement for accuracy so that any corrections or updates can be made.
  • Review the Updated “Estimated” Final Closing Statement for accuracy.
  • Remind you to notify your utility companies to submit request to switch utilities.
  • Coordinate with you, the selling agent and escrow on scheduling the closing date.
  • Assist with the closing of your transaction.

After closing

  • Review the Final Closing Statement for accuracy.
  • Arrange for your net proceeds to be delivered to you or sent to you either by bank wire or check (per your signed disbursement instructions to escrow).
  • Assist in transfer of keys, garage remotes, etc. to the new buyer.
  • Provide you with a complete package of all your sale transaction documents. (either a paper package or a website link to view and download your documents to your computer for easy future reference).
  • Continue to be available to help with any issues that might occur after closing.
